Owner tried for a year, Realtor for two months before calling Heights

Consider the case of the three bedroom home in a unique area of Shaker Heights.

The owner had tried to sell the property on his own for almost a year. He got traffic, but was never able to convert that traffic into a sale.

 

Finally, he sought a realtor affiliated with a major real estate agency. However, after two months on the market the realtor had failed to produce a solid offer. The realtor did bring in Heights Enterprises to perform some premarketing after determining it was the condition of the property that was the problem.

Problem/Challenge
The seller and his wife had lived in the home for over thirty years. I was nicely decorated, in a manner consistent with a senior, but the home looked old and dated. Additionally, paint on the the basement walls was heavily deteriorated and mildew lined the base.

Solution
The house's first floor was re-decorated. - wallpaper removed and painted. We also removed curtains which revealed several VERY attractive leaded glass windows. Over the years the owner had hidden the unique and distinctive features of this Craftsman's-style bungalow - a style currently very much in vogue.

  The walls of the basement were scrapped and a powerful mildewcide was applied. We then repainted the walls with DryLok, a specially designed sub-ground paint, designed to resist moisture. We placed a placard indicating the premises was "Move-in Ready" and would be sold "Violation Free". Guaranty.

The broker held an open house after the major cosmetic issues were resolved and within three days had a bona fide and acceptable offer to present to the owner. When the buyer failed to secure acceptable financing, the agent had had such a strong reaction to the home that she had a second pre-qualified buyer (willing to pay more) ready to close on the house quickly.
