Buyer Visualization - Reveal the pluses of the property Looking for a new house is a difficult process for buyers. Not only is this a huge financial investment, but the decision process involves many factors including: expectations, location, suitability AND condition of the home. Most buyers will see several houses before they find the one they want to call home. While a seller can do little to change many of the buying criteria, there is one thing the can do - make your home easy for the buyer to see it for what it is. One thing most buyers express is their amazement at the things they see while out house hunting. When pressed for examples, they almost never site the house, but decorating, colors, neatness, and many other features that WILL NOT be there if they decide to move-in. In a nutshell they are expressing that these things are distraction that prevent them from seeing the true value of your home. Several cable TV shows have sprung up to address exactly this phenomenon including: Designed to Sell, Double Agents and Curb Appeal. Distilled into their essence, all of these shows emphasize the importance of the visual impact of a house upon the buyer. They seek to rid properties of distractions and focus they buyers attention on the house! Move-in Ready is a program designed to put the principles into practice. It is intended to help the buyer visualize the house in its best possible light. It is intended for the seller who is truly committed to getting the best possible price for his property. Move-in Ready is largely focused upon improving the visual impact of a house on the buyer and to add value to the buyer by making the house easy to see as their own and easy to move right in without a NEED to redo the cosmetics immediately. |
Move-in Ready Details
The Move-in Ready plan is intended to focus the buyers
attention unto the pluses of the property. We do this by attempting to reduce
distractions such as decorating or obvious cosmetic repair conditions. Secondly,
we draw the buyer's attention to this effort by including a placard (such
as the one pictured above) with the realtor data that the seller has made
this effort.
We do this by making an initial assement of the property, typically with
the real estate agent. The agent usually has a great feel for what typical
buyers are looking for and what is the property competing with. We then set about implementing a plan which may include:
