"Move-in Ready" is a program designed to feature
the home buy making it appeal to the broadest segment of potential
buyers. We work closely with the realtor to understand what the professional
believes is required for the home and the market it plays in.
Normally, this is done by modest redecoration - making everything
as neutral and appealing as possible.
This program is based upon the principles outlined on the HGTV channel
cable program Designed
to Sell in which professional designers and realtors collaborate to
maximize real estate value for homeowners.

Violation
Free
While not every city requires a Point of Sale inspection,
every seller should consider fixing obvious and minor short comings
of the property. This should include cosmetics, physical structural
issues, non-working or poorly basics and other issues the realtor
believes will detract from the ultimate home sale price.
Violation Free means in cities that require POS inspections, that we guaranty a Certificate of Compliance at the end of the process.
Heights Enterprises is licensed as a General Contractor in "Heights" area cities and more significantly can be licensed in other venues.

Make it Yours
Finally, even though we have made the home as appealing
as possible, most buyers want to personalize it once they have moved
in. "Make it yours" is a seamless way for buyers - who often are not
familiar with the area - can have a contact when the time to make
changes arrives.
This program or concept can work for both the seller and the buyer.
For the seller who is reluctant to fix everything, it can be a pathway
to remediation for the buyer. HE can help quantify the costs of remediation
for both the seller and buyer. As a licensed General Contractor our
estimates are accepted by the cities for purposes of escrow. |

Marketing Strategy WORKS!!
Heights Enterprises has a new approach to marketing support for the home
resale market. Premarketing is precisely the process of prepping a home
for sale. There are three components to making the home easy to buy that are often missed by sellers.
- First - help the buyer "see" the real
value of the house. Typically, this means reducing clutter and
making the existing decorating as neutral as possible. Home buyers are
bombarded with images from the many homes they are seeing; the goal
is to help the buyer see the real value of the home and not be distracted
by personal decorating issues.
- Secondly, is to reduce the buyer's fear of the unknown. This means
fixing the obvious problems or point of sale violations if the city
requires same. Buyer confidence is bolstered when he knows the home
has been inspected by city representatives AND all violations have been
resolved.
- Finally, give the buyer a life line after the sale, some one they
can call - and have seen our work - after the purchase to make whatever
changes in the home they need to make it the way they want it to be.
