CHALLENGE:   A 7 unit three story multi-family in the trendy Coventry area of Cleveland Heights. The owner was a local businessman with principle operations less than 1 mile away.

RESULTS:    In year 1 the property was only 45% occupied (which it had been for several years) and was NOT generating proforma profits when Heights Enterprises became involved.

Within 6 months - the property was fully occupied and gross rental revenues had almost tripled! The increase in gross rentals was a combination of improved occupancy AND an overall rent increase.

Year 2 - brought intense competition for occupancy from other owners and historically low interest rates. The property stayed occupied at the 99.9% level.

Year 3 - 45% of the tenants moved in one month. The property lost 2 weeks of gross rental income as we returned to fully occupied within weeks of notification. It is projected to remain fully occupied unit.

Year 4 - The property occupancy remained above 96%.
