Repair

He is an unusual repairman - he actually called me several weeks after he had completed the work to check if I was still satisfied with the work.

P.O. S. Violations a Specialty
Many Eastern Cleveland suburbs require building inspections at the time a property is placed up for sale - or title is transferred. Its a way for the cities to insure their housing stock remains in good repair and home values high.

Whether the seller makes the repair or the buyer assumes the costs, these repairs have an impact on the costs of closing a real estate transaction. Most cities that have P.O. S. inspection programs also require the estimated costs of repairs plus 25% to 50% be escrowed at closing and funds not released until repairs are completed.

The skill here is not only knowing how to make the repairs, but understand what the inspectors are expecting in order to approve the repair of violations.

Don't over spend for repairs

The fact is most household repairs are minor and do not require a licensed professional to fix them.

  • You wouldn't think about going to a brain surgeon to remove a splinter.
  • You wouldn't consider hiring a "Rembrandt" to paint your house.

Then why would you call a plumber/electrician/etc. to fix a minor problem?
Make no mistake about it, there are many serious problems/repairs that REQUIRE a licensed electrician or plumber. Local and state regulations and, frankly, the safety of your home and person suggest you call them whenever you want to make major changes to your house's infrastructure. But in most simple repairs, engaging a licensed plumber or electrician is overkill.
